for at least 3 to 4 months, so you better like him/her.
Have at least 3 building companies bid for your home. Remember that the cheapest price is seldom the best deal. Make sure they are all bidding exactly the same items with exactly the same specifications.
Get references. At least three and if they are all extremely satisfied with the work that was done for them be suspicious, do some more checking. This means check with homes built for folks that didn't have their name on the contact list. The builder may very well be legitimate but it is smart to double check.
Liking the people that build your home is more important than some folks care to believe. I remember visiting with a family that came to me to build their home. I knew this couple from 12 years of public school and knew their parents. The information I got from them was exactly what they wanted. I selected some of their paint colors and other items in the home without further discussion. When I showed them what I had selected they were delighted. What a fantastic experience it is to build for someone that knows exactly what they want and doesn't change their mind all the time.
Remember that!! since it works both ways.
Have a rock solid contract with everything listed along with specifications. Understand what is required of you if you want to add or change something to the original contract, no exceptions.
When the building gets started keep contact. You are going to be required to sign off on checks to be written by the loan company for payment to subcontractors and suppliers. Be knowledgeable and know what you are okaying for payment so there are no duplicates for one thing. Make sure each sub and supplier signs releases of lien and make sure that each of the people that are supposed to be paid do indeed get paid.
When it comes time to move into your new home do a walk through with the builder so you can make note of anything/everything that needs attention. Most communities will require an occupancy permit before you move in. Don't press it, you may get yurself into a lot of trouble.
Be realistic with time required to accomplish work you may have added and consider weather conditions that may bring work to a crawl.
